House Flipping
Property Management

House flipping ranges from simple fixes to complete gut jobs.  I flip an average of 25 houses and/or apartments units a year.  My most common profits range from $20-$60,000 a property and take anywhere from 2-6 months. (closing-closing)

 

I offer 3 options if you would like to flip houses with me. 

  • 50/50 split:  We both work hand in hand on choosing a property, ordering repairs or doing our own repairs with equal amount of hours worked, and pay 50/50 on all costs.  A common estimate is around $70,000 needed to invest.

  • 50/50 split: You provide 100% of the financing on purchasing, repairs, & closing costs and are 100% hands off.   This can start as low as $70,000, but a more common flip will require $130,000- $150,000

  • 10% Return:  A safe investment is a guaranteed* 10% return.  You are 100% hands off and will receive a 10% interest rate (calculated yearly), and have an automatic payment paid monthly.  Full return can be given any time with 4 months notice. Minimum investment needed is $20,000

*All money invested will be recorded and guaranteed with a lien on one of my current properties as collateral.

I search the market daily to help my clients find the best deals on rental properties.  Everything is sent through my investment analyzer and you will be given your expected rate of return. 

Every owner is different in their preferences for age, location, price, and condition of the property.  Please make sure I know what category of owner you are so when a new property is listed, that I know is a good deal, we can act fast.  

DOWN PAYMENTS AND LOANS

If you don't currently have extra cash, I work with several different lenders that offer cash out refinancing for commercial buildings or lines of credit on your personal residence for your next down payment.  We have a local credit union that offers each household up to 2 properties with only 10% down, another that offers 15% down, and more lenders that are great to work with to purchase real estate.

NEW TO REAL ESTATE INVESTING?

Don't let the high costs of an apartment complex scare you away.  We will build up to that in the long term, but you need to start somewhere.  An easy starting point is with a small home, town home, or duplex using a 10% down loan.  There are still some good ones for under $125,000 in Idaho Falls.  This will get you started for only $13,000!  Once your wealth grows then we will slowly build up to long term goals.

I work with several property management companies in town so I can find a company that fits your needs.  After we find a match I work with the management company to make your transition as seamless and as hands off as possible.

Keeping your property up to date will get you better renters and increase the value both short term and long term.
